In the 1960s (as well as the decades that followed), builders typically put out requests for bids for hundreds of windows at a time for the neighborhood they were going to build. The windows installed would have been from the supplier that provided the least expensive window that met the minimum building code of the time. Energy requirements were basically nonexistent in the 1960s.

Replacing 1960s windows in a cinder block home should primarily be done by extracting the entire window from the opening and installing a full-size new window. Removing the old window frame is not a water concern because cinder block walls do not leak like a modern stucco wood-frame house.



Why Some Mesa Companies Use Jump-Frame on Block Homes (and Why It Changes the Look)

Many window installation companies in Mesa use the jump-frame method even for block homes, even though there is no water leak hazard. The jump-frame method allows them to remove the glass and maybe the center meeting rail, but leave the perimeter frame in the opening. They downsize the new window a couple inches smaller than the original and slide it inside the old one. The gap between the new window and the drywall is filled with a piece of vinyl trim with double-sided tape. This saves time (which means it saves money), but it also makes the new windows look very different from the original. The frames are unnecessarily large and bulky, which is unideal, especially considering this installation type was not needed.

While jump-frame installations are completely acceptable in the industry, Krasiva Windows & Doors will take the time to remove the old aluminum frames from cinder block homes and install completely new windows. This minimizes frame size and more closely preserves the original look of the home. While removing the old frames can cause a little drywall damage in the corners, our installers are more than skilled enough to perform the appropriate patchwork and retexturing for the customer.

Mesa also has many homes built in the 1980s. Neighborhoods such as Alta Mesa (East Mesa) and Dobson Ranch (South/Central Mesa) are very different from the homes built in the 1960s. Approximately half of them were built in block with the other half being wood frame with a stucco coating on the outside.

Windows installed in 1980s stucco frame homes were primarily still single-pane aluminum windows, but with slightly heavier aluminum than from the 1960s. Some higher-end homes from the mid-80s to late-80s might even have 1/16th-inch-thick dual-pane windows, but they definitely did not have argon fill or any type of Low-E glass in this decade.

Jump-frame installations do not cause water leaks because you don’t remove the old frame. They also do not stop a window from leaking if its perimeter is already leaking. The new construction window installation method is the installation method that can stop a window that was leaking from around its perimeter from continuing to leak.
