House Resale Value in Phoenix & Mesa, AZ
How much will this increase
the value of my home?
There are articles claiming window replacement adds anywhere from 50% to 110%
(and anywhere in between) of the purchase price to the value of the home.
With enough research, you can find articles that say just about anything you could imagine.
The truth is, anyone promising you to get a certain return on your investment for windows or any other improvement is most likely misleading you about many other things also.
No one can even tell you exactly how much you will sell your home for, at some point in the future. Let alone, can they tell you exactly how much of that came from the windows installed, at some point in the past.
How much you get for your home, depends so much on what someone is willing to pay at the time. If you sell during a sellers’ market, you will sell for more. If you sell during a buyers’ market, you will get less for your home. If you must sell quick, for some desperate reason (medical reasons, getting transferred, suddenly allergic to Phoenix or whatever). You will probably have to take the 1st offer you receive. In this case, the amount you receive will be less. If you have time to wait, you may get more.
If your purchase of windows is conditional upon getting all your money back (or even making a profit) when your done using them, then you shouldn’t purchase replacement windows. In other words, you want windows if they would eventually be free. You would be better served by just putting your money in the bank, so you can get it back.
That being said, even though there is no guarantee of how much you will get back, it is safe to say, anything you do to improve a home, makes it sell better and for more money. If someone is looking for a home in your area and there are 2 other homes (similar to yours) on the market as well as yours, your home will demand a higher price if it has been better kept and improved.
If you are planning to keep your home for a while, the decision to replace your windows is a good one. It does, of course, add value to the home, but it also:
Decreases electric bills.
Updates the look of the home.
Helps keep the dust out which helps with allergies and reduces cleaning.
Reduces hot or cold spots (or rooms) in the home.
Cuts out glare when looking out.
Increases the life of the AC.
Reduces outdoor noise to aid in better sleep.
With safeguard glass, increases security.
Almost eliminates Ultra-violet light which helps keep your flooring and furniture from fading.
Getting rid of solar screens or other darkening covers adds light to combat depression.
